Elena smoothed the crisp fabric of her blouse, the familiar scent of old paper and polished wood filling the small, sun-drenched office. It was a room steeped in tradition, much like the man who now sat across from her, his fingers steepled beneath a chin etched with the wisdom of seventy years and the worry of a hundred more. Mr. Kazlauskas, a man whose name was synonymous with agricultural investment in the region, regarded her with eyes that held both shrewdness and a hint of weariness. He’d seen countless eager young faces, brimming with ideas that wilted under the harsh realities of the land.
“So, Ms. Petrauskaitė,” Kazlauskas began, his voice a low rumble. “You represent young Jonas Jonaitis. A bold young man, I hear. Taking on the old Jonaitis farm…” He let the sentence hang, a subtle probe.

It is a calculated ambition, fueled by a deep understanding of what this land can be, and what it must become.” She unclasped her briefcase, revealing a meticulously organized binder. “I’ve prepared a comprehensive overview of the Jonaitis farm’s current state, its recent transformations, and its projected future.”
